Well this is my first book review and what a great book to review. From 0 to 130 Properties in 3.5 Years is the first book I bought on real estate investing. It was this book that made me believe that I could possibly get really rich and retire early.

I thought I would do it through real estate investments, but instead I ended up making money online.

This book is written by Steve McKnight and, as the title suggests, he is a very successful real estate developer who has gone from having 0 properties to having 130 properties, generating him more than $ 200,000 a year, in just 3 and a half years. This is a phenomenal achievement by anyone’s standards.

This book takes a different approach to real estate investing than many other books and suggests that you should invest in what is known as ‘positively oriented property’, where you make money from renting the property, not the capital gains it generates. the property.

Part 1 – First steps

This section of the book is great because Steve shares his story with you and shows how he started from humble beginnings as a real estate developer. He shares in detail the decisions he and his investment partner made and how they went from working 9 to 5 in finance to becoming full-time property developers in just a few short years.

Part 2 – Housing Truths About Real Estate Investments

This is where Steve takes you through the basics of how you make money investing in positively oriented properties and how you can do it. He shares with you the math behind it and also shows you why most real estate investors only own one of two properties and no more. You can overcome this and own 5+ properties with the help of Steve.

Part 3 – Strategies to make money on properties

This is where Steve takes a look (in some detail) at the different strategies people use to make money from positively oriented properties. There are many different ways that differ from the traditional ‘Buy and Hold’, which is where you buy a property and simply rent it. Steve goes over them, making them quite easy to understand and control.

Part 4 – Apply the knowledge

There is no point learning something and then never applying it. So Steve spends some time in this chapter teaching you how you can apply this in your own life and asking yourself important questions like “Does it really work?” and “What is my next step”. This section of the book focuses heavily on you taking action.

Part 5 – More of the essentials

In this section Steve talks about the principles of wealth building and takes a closer look at negative gear and why you might want to steer clear of it. This section also contains some ‘Tenants of Hell’ stories that you will soon be able to avoid after learning from the experiences of others given in this section of the book.

My review

This book is written for both the average citizen and the million dollar investor. If you’ve never invested in real estate before, and even if you have, this book is a MUST READ. It’s a must-read because it approaches real estate investing from a completely different angle than many other books. You can learn a lot from this book and you can easily become a real estate investor with the skills you will learn.
